But this cash goes into your tenants’ pockets, while you as a landlord, building or property manager take on all the extra risk.
While most short-term renters are honest and decent, bad guests can cause problems like:

- The right to know and approve of everyone staying in your property. Airbnb and other short-term rental sites allow a tenant to grant access under their own conditions, not yours. While you extensively vet who you give the keys to, tenants don’t.
- The right to not be burdened with risks you don’t choose to take. Putting a property on Airbnb is riskier than a stable, long-term tenancy. That’s why you aren’t doing it already. If your tenants are behind your back, you could find yourself with property damage not covered by your insurance (if the guest’s name isn’t on your lease, damage by them probably isn’t covered by your policy), or defending yourself against a lawsuit for injuries caused at your property.
- The right to keep your tenants safe. If you manage a building, having one tenant on Airbnb means all your other tenants are less safe.
